Dubai Hills

Dubai Hills Estate, also referred to as Dubai Hills, is the first phase of Mohammed Bin Rashid City. The community is easily accessible as it is located next to Al Barsha South and along the Al Khail Road (E44) highway. Dubai Hills is currently being developed as a joint venture between Emaar Properties and Meraas Holding, as seen in statements issued by both developers. As per Bayut’s Annual Rental Report 2020, Hills Estate is one of the popular areas in Dubai for renting luxury villas.

The project consists of various communities with different property configurations such as villas, townhouses, apartments and residential plots. It is a high-end luxury residential area, one of the popular golf communities in Dubai spread over 11 million sq. m. with an 18-hole championship golf course, Dubai Hills Golf Club which offers views of the Burj Khalifa while you play. The area is also set to boast three hotels, two hospitals, a 54 km bicycle route, two metro lines and its own mega-mall, Dubai Hills Mall. It also is in proximity to three schools: GEMS Wellington Academy, GEMS New Millennium School and GEMS International School.

Dubai Hills is a family-friendly development with many amenities planned for its residents. As Emaar Dubai Hills is largely popular among investors, many families and young couples are also attracted to the area due to its proximity to the city and the many amenities within the community. So, sale trends in Dubai Hills Estate have boosted over the past few years. Those looking for homes with privacy can opt for the villas for sale in Dubai Hills. These are built-in exclusive gated communities with lavish gardens and open green areas. There is a limited number of ultra-luxurious shell and core villas in the enclaves of Dubai Hills Grove and Dubai Hills Views. These 150 units will feature plot sizes ranging from 25,000 – 30,000 sq. ft. and the respective owners can take over the villa and customize the interiors and finishing to their liking.

The Dubai Hills community has been delivering projects since 2019. In 2019, the apartment complexes part of Park Heights: Mulberry and Acacia were delivered, alongside the townhouse development of Maple. In terms of villas, the first two phases of Sidra Villas (Sidra Villas I and Sidra Villas II) Parkway Vistas and Fairways Vistas were delivered in 2019. In 2020 the third phase of Sidra Villas, Sidra III, was successfully completed and handed over to investors.
